Located north of Baton Rouge on an oxbow of the Mississippi River, Pointe Coupee was a vacation home and tourism destination before Hurricane Katrina. The area was experiencing strong growth after the storm as people moved away from the coast and New Orleans. More growth was anticipated with the opening of a new bridge over the river. This study was meant to determine the demand for a new hotel, and would be used to support the development corporation's attraction efforts.

The area's existing hotels were either historic properties or economy tier chains and independents. A significant amount of traffic was bypassing the area to look for newer and mid-tier properties. The market would support construction of a mid-tier chain hotel (such as Comfort Inn, La Quinta, etc.) with a minimum of 60 rooms. A new hotel would shift some room nights from existing properties, however, the net effect would be to increase the number of room nights captured in the community. Both average daily rates and revenue per available room would increase within the market, after initially dropping after the new hotel opened.

Our analysis demonstrated demand for a new hotel in the market. Two possible sites were identified. The first of these was a highway site. The second site was a redevelopment opportunity on city-owned land. Located on the lakefront, this site was also adjacent to a popular restaurant and banquet hall.

Two national hotel chains responded within months of the study. One announced that it would be rebranding and renovating an existing hotel with conference facilities. The other chain began constructing a new hotel which was completed in 2010.
